Locate Property’s (Locate) former life started several years ago by investing in property in the North East. We have been investing here for many years and are generating excellent yields for ourselves and multiple investors. However, we have seen much of the competition come and go during this period.


Why, because their strategy was always short term. It was more about a quick win for them; about making money now. They focussed on investors from London, the South East and abroad, offering houses at prices that you could only buy a broom cupboard for in London. Many investors never saw the properties, never visited the area, so never really understood what was going on.


At Locate we have investors across the spectrum, some with 1 or 2 properties others with 30+, but we believe that we are only as good as our last property acquisition. Our mantra is that if you would not buy a property yourself, why would you offer it to an investor? Most of our investors started by saying they wanted one property and many have now bought multiple properties with us.


With property, if you only look at the short term, this can dramatically increase your risk. Property in The North is no different to the South, whatever price you pay; be that £15,000 or £500,000. Every location still has a ‘sink’ area, where rentals may only attract a certain type of tenant. So, if you get one part of the mix wrong, say ‘location’ or ‘price’, however low the price is, this will affect the rental strategy, yield and ultimately your exit route in the future! As an investor, this is the last thing you want. The profit is in the buying, giving flexibility in the selling!


There is bad press currently for private rented sector (PRS) landlords. As more and more tax and compliance regulations are introduced, the more PRS landlords are leaving the sector. However, this is creating some very interesting opportunities; you just need to know what you are doing! This is where Locate Property comes to the fore.   • 2-4 bedroomed houses leased out long term to charities and social housing providers (SHP)

  • We also have larger HMO properties, again leased out to social housing providers.

  • We also provide larger blocks of flats ranging from 4 -12 flats in a block, some of them with converted rooms for social care and monitoring of the vulnerable tenants.

  • We have normal private rental lets to individuals and families

  • We are also providing HMOs to SHP for asylum seekers

  • We are also in discussion to start providing temporary/emergency accommodation for local authorities
