CASE STUDY 1

House 55, SR7

Summary

  • We purchased this 2 bed terraced house from a DIYer who did not have the skills or money to finish the property. 
     

  • The property was in a dire state when we bought it for £30,000.

​

  • We spent a further £40,000 on refurbishments, legals and fees, with the renovation taking 8 weeks in total.

​

  • We rented the property out to a charity partner with a 3 year minimum lease, making a gross yield of 9%.

CASE STUDY 2

Block of 4 Flats, SR8

Summary

  • We originally sourced 2 leasehold 2 bed flats in a 4 block, but we ended up to securing the entire block for £115,000. 

​

  • We also secured a 3-year lease agreement with a major charity partner, so the investor knew the returns from the outset.

​

  • The £80,000 refurbishment was completed in 5 months, and the charity moved in immediately.

​

  • 18 months later, we managed to sell the block and freehold for £220,000 to an investor who wanted immediate cashflow giving a gross yield of over 9%.

CASE STUDY 3

Buy to Sell, SR7

Summary

  • We bought a very run down 3 bed semi-detached property with a huge garden and drive for £58,000.

​

  • It was refurbished over a 4 month period and we spent £40,000 adding a conservatory, kitchen and bathroom, and completely rendering the outside.

​

  • We removed walls downstairs to create an open plan living space and moved walls upstairs to better configure the landing and bedrooms.

​

  • The property sold for £125,000.

CASE STUDY 4

Block of 12 Flats, Northumberland

Summary

  • The owner of the 12 flats sought our advice on this property and liked our proposal so much that refurbishment began almost immediately.​

​

  • We also made contact with a large national charity who had expressed an interest in the flats, so long as one flat was converted into an office.

​

  • We applied for and achieved planning permission to do this and within 4 months the renovations were completed, allowing the charity to move in.

​

  • The charity signed a 3 year lease, individual rents were increased by 30%, and the annual income increased by over 7 fold.
