Locate

We’ll get to know what you want from your portfolio before finding a great property for you to invest in.

The location is usually dependent on which charity or social housing partner we focus on. This ensures that you have a guaranteed tenant as soon as the property is refurbished. Furthermore, the charity or social housing provider will often sign up for between 2 – 5 years.

​

We provide you with a full financial appraisal of the property before you buy. This covers all buying and refurbishment costs and all fees and compliance costs to ensure the property can be let out legally. This also covers the rent that we have agreed with the tenant as well as our ongoing management charge. This ensures that you know your gross and net yield right from the start!

So, the only future costs should be ongoing maintenance and annual compliance certification, all of which we take care of for you if you opt for our ‘full service’ management.

Refurbish

We’ll arrange for any repairs/refurbishment to ensure the property is in tip top shape and fully compliant before it is let.

 

This is hugely important as any mistakes can prove costly in the long run. We offer stage payments for refurbishment with a final balancing payment when the refurbishment is finished.

We send you progress photographs throughout, or you can come and visit the property part way through.

 

At the end, a full inventory with photographs is completed and sent to you. 

Let & Manage

We’ll find tenants for you and manage the property, so you don’t have to worry about anything.

 

A full suite of documentation is produced and signed for by the new tenants. This covers the tenancy agreement/lease, all compliance documentation including electrical/gas certificates, etc. A full inventory is included with photographs of all rooms and utility meters and signed for by the tenant so we have a record of the property when it was handed over.

 

We arrange for all rent payments to go into our lettings client account which is legally protected for both the landlord’s and tenant’s benefit. Your rent is then paid monthly to you net of our management charge and any ongoing maintenance.

 

Our lettings team with their dedicated software let you know in advance when new annual compliance checks are needed, so you can just sit back and relax.

Locate manages the whole process from start to finish from sourcing and purchasing the property, refurbishment and lettings/management.

 

So, it is a seamless process, resulting in less time lost so fewer costs for the investor/landlord.

We can also provide solicitors, mortgage providers and insurance companies should you need them, but we are happy for you to use your own.
